With the spring market kicking into full gear, April can be a busy month for new listings. When you do decide to put your home on the market there are many things that you can do at a lower cost to prepare your home before it becomes listed.

Here are a few tips to stage your home for potential buyers:


Taking out personal possessions allows people to view the home better as if they were living in it themselves. Although these items may make your house a home, they can be viewed differently by outsiders. Remove all personal photos, artwork, collections, and items to depersonalize as much as possible and free up space to open it up for viewers. 

Let The Light Shine In

Light your home up as much as possible. Have sunlight shine through and ensure all windows are open. White or sheer window coverings will also allow more sunlight to come through at all times. If you have dark rooms with no windows try adding a spotlight and extra ceiling lighting to brighten up the room.


Minimizing the amount of furniture and clutter will make your home appear cleaner and larger. Smaller furniture and a few simple accent pieces will free up space, rather than larger dated furniture and clutter. For example, a pedestal sink in a bathroom can open up a bathroom and show off more floor space.

Neutral Master Bedroom

The master bedroom is typically the sanctuary for many homeowners and it should fit for both genders. Try to keep it simple and use gender neutral colours and decor in the bedroom with the bed as the focal point.

Curb Appeal

Lastly, it is important not to forget about the touches to the outside of your home. Your curb appeal is the first glimpse to your home and by touching up your home on the outside you can create a positive first impression for potential buyers. Mowing your lawn, weeding flower beds, pressuring washing the home, and touching up paint really doesn’t cost much and shows pride in your home ownership. If potential buyers see that they outside of the home has not been neglected they are much more likely to assume that the same has occurred on the inside.

These low cost changes to your home can make a large difference to the look and feel. By ensuring that your home appeals to potential buyers and proves that it has been taken care of properly you will likely get the asking price that you are looking for. Are you looking for a sense of community and small town feel, with the convenience of city amenities just a short drive away? Beaumont, AB is located in the County of Leduc just over 3km south of Edmonton and 6km north of Leduc, Alberta. It is one of the fastest growing cities in the country. cmhc fees increase edmonton, alberta  


Just a reminder that the CMHC is rolling out new fees starting this Friday March 17, 2017 The Canadian Mortgage and Housing Corporation will start charging higher premiums in order to insure their mortgages.


Currently buyers who choose to buy a home with less than 20% of a down payment are required to pay a mortgage default insurance. This insures the lender in the case that the borrower defaults on their loan. The premium is based on the size of the loan and the amount of the down payment.


This is the first change CMHC has implemented since 2015, when they increased the size of the required down payment on homes over $500,000.  The new premium will not effect existing loans or those who have an application approved before March 17, so any new mortgage applications after Friday will take the new increased rate. According to CMHC the new rate will be based on the loan to value ratio of the mortgage.

So what does this mean for you as a homeowner? Here is what you can expect:


Example 1


A $250,000 mortgage will  see an increase of approximately $4.70 a month with a minimum 5% down payment


Example 2


A $350,000 mortgage will see an increase of approximately $6.59 a month with a minimum 5% down payment


Example 3


A $850,000 mortgage will see an increase of approximately $40 a month with a 15% down payment

Last week the numbers came in from the Realtors Association of Edmonton for the latest Real Estate Statistics for February, 2017. 

Here is a recap of the last month:

  • Single family homes saw an increase in average price from January and also from this time last year.

  • Both condo and duplexes saw a decrease in average price from last month, as well as last February. 

  • Inventory of new listings has decreased from last year of February 2016, and increased over the last month from January 2017.

  • The average days on market for all residential types has increased from this time in 2016.

The most expensive condo in Edmonton sold for over half a million dollars last month; although it looks like the majority of condo sales were under $250,000. There is also an increased demand for semi-attached homes, such as townhomes and duplexes in the Edmonton area.
